Technical Maintenance Manager

About the role

The Technical Maintenance Manager will lead technical and maintenance operations across residential and commercial estates in Gibraltar. You will ensure buildings, systems and facilities are kept to the highest standards, supporting smooth operations and an exceptional experience for residents, tenants and stakeholders.

Key responsibilities

• Oversee day‑to‑day technical maintenance across multiple estates.
• Coordinate and supervise on‑site maintenance teams, contractors and specialist service providers.
• Manage planned preventive maintenance (PPM) schedules and ensure statutory compliance works are completed on time.
• Respond to technical issues, faults and emergencies, ensuring swift resolution.
• Review quotes, technical reports and contractor proposals to secure best value and quality.
• Liaise with the Management team to ensure clear communication and efficient workflow.
• Maintain accurate records of works, inspections, certifications and maintenance logs.
• Identify opportunities to improve systems, processes and building performance.
• Support estate projects, refurbishments and new equipment installations as required.

Required profile

• Proven experience in maintenance management or technical facilities roles, preferably in property, estates or building services.
• Strong understanding of M&E systems, building fabric, contractor practices and health & safety requirements.
• Excellent organisational and time‑management skills with the ability to prioritise in a fast‑paced environment.
• Confident communicator able to coordinate teams and manage contractor relationships.
• Hands‑on, solution‑focused approach with attention to detail and proactive problem‑solving.

Required skills

• Knowledge of mechanical and electrical (M&E) systems.
• Understanding of building fabric and health & safety regulations.
• Experience with maintenance reporting systems and digital tools.
