Property and Sales Manager

About the role

The Property and Sales Manager will lead the property team, manage tenant and client relationships, and oversee both residential and commercial lettings and sales in Gibraltar. This role ensures a professional, efficient service across the department.

Key responsibilities

• Lead and manage the Property team, set workloads and priorities.
• Oversee lettings from enquiry through agreement, renewal or termination.
• Manage relationships with tenants, prospective clients and external agents.
• Maintain oversight of available, occupied and upcoming vacant properties.
• Match prospective clients with suitable properties and follow up enquiries.
• Oversee property sales enquiries, negotiations and progression.
• Monitor the Gibraltar property market, rental levels and competitor activity.
• Work with Marketing to promote available properties and campaigns.
• Liaise with Finance regarding tenant accounts, invoicing, arrears and outstanding balances.
• Provide regular management updates on occupancy, lettings, sales and departmental performance.

Required profile

• Previous experience in property management, lettings, sales or a similar role.
• Experience managing or supervising a team.
• Good understanding of the residential and/or commercial property market.
• Strong leadership, communication and negotiation skills.
• Commercially minded with a strong customer‑service focus.
• Excellent organisation and ability to manage multiple priorities.

Required skills

• Good working knowledge of Microsoft Office.
• Experience with property management systems (advantageous).
